World Class Developer Makes 10K Donation
June 19, 2007
Jordon Perlmutter and Company contributed $10,000 to
Northglenn Neighborhood Development Company (NNDC) to
assist in revitalization efforts in Northglenn. The 10K
gift is the largest contribution from the private sector
to date. The contribution will be used to continue the
mission of providing a stimulus to the reinvesting in
properties in Northglenn.

Place Featured on 9News

on a morning news segment with 9News business reporter
Gregg Moss. Gregg interviewed board member Wayne
Dodge as Wayne gave the viewing audience a tour of the

article detailed problems with inner-ring suburbs such
as Northglenn and how NNDC is looking to change the

4th of July Event a Booming Success
July 5, 2006
NNDC participated at the annual Northglenn July 4th
Family Festival by giving away free watermelon to
attendees. NNDC gave out over 1,200 pounds of
watermelon during the day. NNDC would like to
thank the volunteers from Dodge Sign Company for their
assistance in cutting and serving the watermelon.
Congratulations to Marie Mitchell on winning the bike
raffle. Derby Bikes of Thornton graciously donated the

NNDC Receives 501(c)(3)
Non-Profit Status
June 23, 2006
In a letter dated June
23, 2006, the Internal Revenue Service granted to NNDC
the 501c3 non-profit status. NNDC had made initial
application for the non-profit determination in the
summer of 2004. After responding to many questions over
the next 22 months, IRS finally notified NNDC of its
decision.
What does this
mean to NNDC? NNDC can now go out to funding sources to
seek grants and other financial instruments to provide
the resources to accomplish its goals. Most foundations
and governmental sources of funds will not allow an
organization to apply for funds unless it has a 501c3
determination. Now NNDC can do so.
It’s time to stand up
and be counted by obtaining a neighborhood Membership in
NNDC. Help the revitalization of Northglenn by joining
NNDC as a Neighborhood member. To become a

Edition 1 Newsletter available for download
NNDC has published our first Northglenn Living
newsletter! Newsletters were sent to all
single-family residences in Northglenn over the weekend.
This quarterly publication will be mailed at the end of
each quarter and will be available for download from our

NNDC Takes Title to House 1, Lot 1 of the Perl-Mack
Development
In April, NNDC purchased 320 East 104th Place, the first
house developed in modern Northglenn. This 850 square
foot “Matchless” model of house sits on the corner of
East 104th Place and Grant Drive. When built by
Perl-Mack in 1959, the house sold for $11,500.
NNDC intends to
add value to the property by adding a master bedroom
suite and a car and a half garage to give the property
more living space before selling it on the open market.
This modest increase in the value of the 104th Place
property will demonstrate to homeowners and new
homebuyers what can be accomplished on a limited budget
to improve properties in Northglenn. The proposed
additional bedroom in the house will increase its
marketability to homebuyers who require more room.
Bidding Process Started
NNDC is obtaining bids on improvements scheduled for
1710 Leroy Drive. NNDC received title to the vacant and
unused house that was used as the former city parks
offices from the City of Northglenn. The council
resolution contributing the property to NNDC had
specific language stating that the property must be
upgraded to be used as a model and then sold to a
homeowner. Upgrade plans will more than double the size
of the house which sits on a 20,000 square foot lot next
to Alvin Thomas Park and backs up to Grange Hall Creek.
The improvements to 1710 Leroy drive will substantially
increase the value of the property and demonstrate to
homeowners and potential homebuyers what can be
accomplished with a larger expenditure of `money.
